You've convinced me, what happens now?

  • A local, experienced agent will visit your property to give a free, no obligation rental valuation. They can advise you on ways to optimize your property for the rental market, the latest legislation and all other legal matters that you may have to address.
  • Once you are happy with the valuation, we can arrange for an Energy Performance Certificate (EPC) to be carried out, if you do not have one already. An experienced property photographer will take professional, quality digital photography using the latest DSLR cameras for marketing and inspection purposes.
  • We will then create a bespoke marketing package, to include: Advertisements on our modern office website,, and in-office printed Rental List. At your discretion we will erect one of our distinctive Red, White and Black 'To Let' boards at the property.
  • Once we are contacted by any prospective tenant, a member of staff will personally escort them around your vacant property.
  • Any interested party is required to complete a set application process, allowing us to gather as much information as possible, including references and credit checks. Applicants must also provide a guarantor of rent. Applications are then presented for your approval. The landlord has full discretion as to who can and cannot let out their property.

  • Once you have chosen your preferred tenant, they will sign a legally binding Tenancy Agreement for a 12 month lease. We provide the tenant with a Rent Book containing all the required legal documentation.
  • Before your tenant moves in, we will collect the first month's rent and a deposit which will be protected as the law requires.
  • We pay your rent to you in the manner of your choosing. We then send you an account summary, detailing money paid in, our commission, any works done, and the amount paid to you.
  • Our office will be the tenant's point of contact for any issues or problems that may arise.
  • Before the tenancy is due to expire, if you wish the property to be put back on the market for let, we will begin the process again.
  • We will collect the keys at the end of the tenancy, inspect the property and report back to you. Either you may accept our recommendation or inspect the property yourself to determine whether the tenant should have their deposit returned.
